Waterline Square

The city’s horizon is within our client’s reach

Relocating from Nashville, this prominent physician and her husband, a college baseball coach, decided to create a home in the new Manhattan neighborhood of Waterline Square. The compact luxury condo would require bold vision, imagination, and a willingness to take a risk (or two). Naturally, we were up for the challenge, happily, they were too!

As is often the case with new developments in NYC, there are challenges that need to be overcome. In this luxury condo, it was the lack of interior lighting and the round concrete exposed structural column in the living room that posed a furniture layout floor plan hurdle. We rendered bespoke, jewel tone, sculpturally shaped sofas that provide plentiful seating for entertaining while doubling as functional, fluid art. Additionally, we installed architectural lighting throughout. We drenched the entryway in deep mauve wall coverings for an alluring moody elegance and designed and installed a luxurious fireplace, giving the home space layers of coziness and intimacy.

The main bedroom offered gorgeous views but zero space to hang a television, which was important for the couple. Our team moved into inventive problem-solving mode and designed a custom bed with a TV lift feature. With retro glam vibes, it turned out to be the perfect solution. The dresser and lighting were also all exclusively created for this primary suite.

The husband’s two greatest wishes were to have his beloved bourbon collection exhibited in a tasteful way, and to enjoy his own private office. We granted his wishes first, by designing a custom dry bar that elegantly displays an assemblage of vintage spirits. And then we set our sights on the second bedroom, transforming it into a workspace/man cave, where his baseball memorabilia is proudly, and respectfully, displayed. This room also converts into a functional bedroom, as the wall bed drops down with ease when needed.

As a blank canvas, the condo is saturated in golden sunlight during the day and speckled with twinkling city lights at night. The city’s horizon is within our client’s reach, but by welcoming its magic into the home just a bit more, the whole city becomes a picturesque backdrop in their living space.

"5+++ stars!!! I am a busy cancer physician and really need my home to be my stress-free oasis. Francis Toumbakaris from Francis Interiors made this a reality. He converted a small blank slate condo in NYC’s upper west side to a beautiful and serene home … and all during the first year of COVID when most of the city was shut down. He was wonderful to work with, included me in the entire process, and somehow harmonized my husband and my different visions without compromise. He is also a magician in crafting space problem solutions often with his own furniture creations. Honestly, 5-star hotels do not hold a candle to our Francis Interiors home … it is my favorite place to be; I absolutely love it!!"
